Ontario Mortgage Guide

What is mortgage refinancing, and how could it help me?

Refinancing means replacing or changing your existing mortgage, often to access home equity or adjust the mortgage structure. Whether it makes sense depends on the purpose, costs, and terms involved.

Talk through your options

The short answer

What should I know?

A refinance may let you borrow against available home equity, combine certain debts into a new mortgage, or change your mortgage terms. It is not automatically a saving: fees, penalties, a longer repayment period, and increased interest over time can affect the total cost.

Mortgage availability, rates, qualification, and lender requirements depend on your application and may change. This guide is general information, not a mortgage approval or financial, legal, or tax advice.

Before you decide

What should I consider?

01

Purpose of the refinance

Be clear about what the funds or mortgage change are intended to accomplish, and compare that goal with other available options.

02

Penalties and fees

Breaking or changing a mortgage can involve a prepayment charge and other costs. Ask for a written estimate before deciding.

03

The long-term cost

Moving debt into a mortgage can reduce required monthly payments in some cases, but repaying that debt over a longer period may increase total interest paid.

04

Qualification and home equity

A lender will review your finances, property value, mortgage balance, and other criteria. Accessing equity is not guaranteed.

A clear process

How can I get started?

  1. 01

    Define the goal

Identify why you are considering a refinance and what outcome would make it worthwhile.

  2. 02

    Calculate the full cost

Review any payout penalties, legal or appraisal costs, new terms, payment changes, and total interest over time.

  3. 03

    Compare alternatives

Consider whether a refinance or another approach better fits your needs before proceeding.

Common questions

What else should I know?

Can refinancing help consolidate debt?

It may be one option for eligible homeowners, but the costs, qualification, and longer-term interest need careful review. It can also convert unsecured debt into debt secured against your home.

Will refinancing lower my monthly payment?

It may change the payment, but a lower payment does not necessarily mean a lower total cost. The new rate, amortization, fees, and repayment period all matter.

Can I refinance before my mortgage term ends?

It may be possible, but breaking a mortgage before the end of its term can involve a prepayment charge. Ask your lender for the payout details first.
